We recently moved to Rochester, having never been here before. We had expected that house hunting would have taken months, like it did the last time we moved. Instead we found the perfect place for us in two days.
Since we were moving from out of town and would only be here a few days initially, Theresa was extremely prepared and efficient for. Before we even got here, she prepared an entire schedule of homes to look at - enough to show a variety and get a feel, but not so many as to be overwhelming. She had a binder for us that included all of the homes, with information on each so we could take notes and compare. She also provided a map of the area with the houses we were looking at along with other local points of interest to get us acquainted with the area. Furthermore, Theresa didn't just have us look at homes, but took the time to educate us on the area and the various regions and neighborhoods: for each house, the local shopping, dining, playgrounds, parks, relation of the neighborhood to the rest of the area, and so on. She helped us to understand not just the houses we were looking at, but also the neighborhoods we might be buying in to. For homes that we showed a strong interest in, she made every effort to find out the history of the properties so that we knew what we were getting in to: which ones already had offers and were likely to end up in a bidding war, which ones had legal disputes, and which ones might be in worse condition than they appeared.
Theresa was instrumental in the process, the whole way through. She zeroed in on what we were looking for extremely quickly, even though we didn't know ourselves. From offer to closing, she was coordinating between all parties, assisting us with negotiations for the contract and getting us in touch with an excellent Real Estate lawyer, and overall just making sure that everything was on track (we were even able to close about 3 weeks ahead of schedule). She kept us in the loop with regular updates by phone and email, and was available day and night whenever we had questions or concerns. During the closing, she entertained our kids so we didn't have them running around at the lawyer's office. At move-in she was available with essential groceries, a cleaning crew, everything that was needed to make sure things went as smoothly as possible. Even after we were settled, she was still touching base with us every few days to make sure everything was okay, and actually fixed an issue for us with the home warranty that the sellers had purchased as part of the contract.
In short, everything Theresa did for us was above and beyond, and far outside the scope of what anyone might expect from a typical buyer's agent. This is the second time we have purchased a home using a buyer's agent, and it's clear to us that Theresa is exemplary when compared with our previous experience.
We expect to be in this house for the rest of our lives, so we may not need Theresa's services again, but we would absolutely, instantly, and without reservations, recommend her as a buyer's agent for anyone else looking for a home in the Rochester area.

It was our good fortune to wander into an open house and find Theresa Downham just at the time we wanted to put our home on the market.
